Rent, deposit, utilities, and other charges are defined in writing.
Who manages residents?
Calm Waters manages its housing operations; legal landlord duties remain as assigned by law and agreement.
What about commissions?

Does Calm Waters guarantee rent or occupancy?

No. A property must pass review and all obligations depend on the final signed agreement. The page does not create a guarantee.

Can I submit a public listing without speaking to the owner first?

Yes, for an initial fit check. Owner authorization and direct confirmation are required before due diligence or agreement.

Can Calm Waters lease a property that needs work?

Possibly. Cleaning, paint, furnishing, and limited cosmetic work may be considered. Major structural, mechanical, code, environmental, or habitability work generally must be resolved by the owner unless a written agreement states otherwise.

How many residents will occupy the property?

No capacity is promised from listing details alone. Lawful use, room dimensions, bathroom capacity, safety, insurance, and the final operating plan control occupancy.

Can I submit several listings?

Yes. Submit each address separately so every property receives its own request ID and review.
